Property Management for Investors
The Shattow Group offers a full suite of property management services for investors. Our goal is to optimize our clients' long term return-on-investment through effective tenant management, diligent property maintenance, and ongoing relationship development. We recognize that property management is more than renting units and fixing toilets. We also understand that relationships drive behavior, and that maintaining strong relationships with tenants reduces vacancy rates, minimizes maintenance and repair, and maximizes income.
Our customized program starts with you, our client. Our experience has shown us that many investors have difficulty keeping tabs of the condition of their properties. To assist our clients, we provide a Pre-emptive Property Inspection, complete with photos, designed to head off potentially costly situations and help our clients maximize their income and tenant satisfaction. This inspection includes areas that go beyond cosmetic considerations. We carefully inspect your property and provide you with a detailed report on its condition and any required or recommended maintenance. Our inspection includes, but is not necessarily limited to:
- A/C – we check for damage, abnormal noises, and how well it cools
- Water heater – we look for corrosion, and leaks
- Attic – we inspect for roof leaks or obvious signs of infestation
- The exterior – we document any leaking faucets, damaged fixtures, trees rubbing against the house, and any liability hazards
- The interior – we report any leaks in faucets or plumbing (under sinks), toilet malfunctions, electrical hazards such as missing outlet covers and damaged fixtures,
caulking around showers and tubs, signs of water damage or the potential for future water damage, and any liability hazards.
To correct any issues, we will provide your contractors with access to the property, or we will be happy manage all repairs.
Our tenant services are equally as thorough. In addition to procuring a tenant, we screen all prospective tenants with background and credit checks. As these are not always good indicators about the sincerity or reliability of a tenant, we also obtain and verify, when possible, previous rental references. Prior to move in, we go through a detailed checklist to ensure an understanding of the rules and regulations, required tenant maintenance, and specific landlord requirements. We also perform a detailed walk through of the property with the new tenant noting any preexisting conditions. Property Maintenance
The Shattow Group will manage all exterior maintenance not covered by an HOA, as well as any scheduled preventative maintenance for interior equipment. The Shattow Group provides qualified professionals to address any maintenance issue and will work with client preferred vendors as well.Tenant Relations
The Shattow Group will handle all tenant acquisition and processing (credit and background checks, HOA application, rent collection, move-in and move-out inspections), as well as all tenant requests for maintenance and repair. We quickly field inquiries and requests for assistance from tenants and notify our clients of any requests that require a response.
